Job overview

An exciting opportunity has arisen for an experienced Workshop Manager to join our Estates Team. The successful candidate will be responsible for leading a team of skilled maintenance staff, managing contractors, and ensuring the efficient delivery of both reactive and planned maintenance across our sites. This role is essential in maintaining a safe and fully operational environment for staff, patients, and visitors.

We are looking for a highly motivated and organised individual with a strong background in building services, facilities, or engineering maintenance, who can effectively manage teams, prioritise workloads, and uphold compliance with statutory requirements.

Main duties of the job

- Lead and coordinate a team of direct labour operatives (DLO) and contractors to deliver both reactive and planned maintenance.

- Allocate work via the Estates web portal, ensuring all tasks meet performance targets and deadlines.

- Act as a key liaison between the Estates team and internal stakeholders, ensuring clear communication and service delivery

- Ensure compliance with Health & Safety legislation, risk management protocols, and technical standards

- Participate in the on-call rota, responding to out-of-hours emergencies as required.

- Oversee and review risk assessments, safe systems of work, and permit-to-work procedures.

- Assist in budget management, ensuring resources are allocated effectively and efficiently.

- Supervise and monitor specialist engineering contractors working on projects exceeding £10K.

- Undertake continuous professional development (CPD) to maintain and enhance technical competency.

Detailed job description and main responsibilities

As Workshop Manager, you will be responsible for the operational management of the Estates team, ensuring that all maintenance work is carried out effectively, safely, and in compliance with statutory and regulatory requirements. You will oversee a team of 15+ skilled direct labour operatives (DLO) and manage contractors, ensuring that planned and reactive maintenance tasks are delivered efficiently across all healthcare sites

This is a hands-on leadership role requiring a balance of technical expertise and management skills to maintain high standards of service delivery within a critical healthcare environment.

Key Duties & Responsibilities

Operational & Team Management

- Lead, motivate, and manage a multi-skilled team of maintenance staff and contractors.

- Allocate tasks via the Estates web portal, ensuring efficiency and adherence to performance targets.

- Act as the primary liaison between Estates and other hospital departments, ensuring effective communication and service delivery.

- Provide technical guidance and support to engineers and tradespeople, ensuring all work meets required standards.

Planned & Reactive Maintenance

- Oversee the delivery of planned preventative maintenance (PPM) and reactive maintenance programs to minimise downtime and disruptions to hospital services.

 -Ensure the Estates team responds effectively to urgent repairs and breakdowns, including participation in an on-call rota.

- Manage and review maintenance schedules, ensuring timely completion of servicing, inspections, and testing of equipment and systems.

Compliance & Safety Management

- Ensure all work complies with Health & Safety legislation, HTM (Health Technical Memoranda) standards, and other statutory requirements.

- Conduct risk assessments, develop safe systems of work, and implement permit-to-work procedures.

- Monitor compliance with Trust policies, industry regulations, and environmental standards.

- Keep accurate records of maintenance activities, inspections, and incidents.

Financial & Resource Management

- Assist in budget planning and expenditure control, ensuring cost-effective resource allocation.

- Monitor contractor performance and ensure value-for-money procurement of goods and services.

- Supervise and monitor specialist engineering contractors, ensuring projects exceeding £10K are completed to the required standard.

Training & Development

- Support staff training, development, and succession planning to maintain a highly skilled workforce.

- Undertake continuing professional development (CPD) to stay up to date with technical advancements and regulatory changes.

Working Conditions

- Work in challenging environments, including plant rooms, service tunnels, and confined spaces.

- Exposure to complex mechanical and electrical systems that require technical understanding and troubleshooting skills.

- Participate in an on-call rota, responding to urgent maintenance issues outside of normal working hours.

Qualifications

Essential criteria
  • Accredited apprenticeship or time-served qualification in a building services discipline (e.g., mechanical, electrical, or facilities management).
  • Recognised management qualification (e.g.,ILM Level 3 or equivalent)
  • Health & safety qualification (E.g NEBOSH, IOSH or equivalent)
Desirable criteria
  • Degree or higher qualification in Facilities Management, Engineering, or Building Services.
  • Authorised Person (AP) or Competent Person (CP) in Heating, Ventilation, Medical Gas or Pressure Systems.

Experience

Essential criteria
  • Experience managing maintenance teams and contractors in a healthcare setting or critical facilities.
  • Experience in overseeing planned preventative maintenance (PPM) and reactive maintenance programs.
  • Experience with Health & Safety compliance and ensuring statutory requirements are met (e.g., HTM standards, risk assessments).
Desirable criteria
  • Experience with budget management and cost control in a facilities or maintenance environment.
  • Experience supervising specialist engineering contractors on large-scale projects (e.g., projects exceeding £10K).

Knowledge/ Skills

Essential criteria
  • Strong knowledge of building services systems, including mechanical, electrical, and HVAC systems.
  • In-depth understanding of Health & Safety legislation, risk assessments, and statutory compliance requirements (e.g., HTM standards).
  • Proficiency in using facilities management software such as MiCad, Microsoft Office, or Building Management Systems (BMS).
Desirable criteria
  • Strong leadership and team management skills, with the ability to motivate and manage a multi-disciplinary team.
  • Knowledge of fire safety systems, including compliance with relevant codes and regulations.
