Job overview

The Multi Skilled New Works Building Craftsperson to provide a comprehensive Healthcare maintenance service to all wards and departments within a multidisciplinary environment, ensuring compliance with Trust safety standards and procedures. 

To carry out planned and new works tasks to a high standard that is commensurate with the skills and experience for the role. The post holder will be reporting, on a day to day basis, to the Estates New Works Supervisor and Estates maintenance managers. However, will carry out routine duties referring to SOP’s as and when required. Undertake unsupervised routine maintenance and minor repair works also.

To use all relevant tools and equipment. Understanding how to manipulate fine tools and equipment when repairing equipment, plant locks and other complex tasks. To maintain the workshops, stores, switch-rooms, boilerhouse and plant-rooms and the surrounding areas clean and tidy as directed by the New Works supervisor. 

 Compliance with all statutory regulations including the Health and Safety at Work Act 1974.To ensure that all policies and procedures laid down by the Trust are strictly complied with. Assist higher skill grades on new work and repairs. 

To undertake training as necessary to ensure that the knowledge and skills base is maintained and developed to meet the requirements of current and future services and changes in legislation.

Main duties of the job

  Undertake all Joinery/Building and Painting works to all hospital property, internally and externally, to a high quality and acceptable craft standards and approved methods of working.   

Be able to erect scaffolds, ladders and working platforms and carry out work as required.

Work from independent scaffolds and towers and similar access equipment.  

Work with all types of paint systems, internally and externally, including preservatives and protective coatings.     

 Application of all types of wall coverings including wallpaper, vinyl, propriety paint systems, and spray paint finishes/glaze.   Perform a range of additional craftsperson duties such as glazing, plastering, filing, replacing of suspended ceilings, bricklaying, mortar repairs, minor roof repairs, guttering, shuttering of concrete, vinyl flooring repairs and patching along with other building fabric repairs.  

Have experience in key cutting and the repair of door locks.    

Have the ability to interpret technical detailed manuals undertake fault diagnosis and solving of maintenance problems.

Communicate technical knowledge to others particularly in the safe use of fixed woodworking machinery and other portable power tools, cement mixers and other maintenance equipment.  

Use and operate the Estates CAFM computerised labour management system. Plan and prioritise own workload.

Detailed job description and main responsibilities

·        Diagnose, repair undertake fault finding and be conversant with specialist items of ironmongery and hardware, including locks digital locks and mortice locks, closers, door and floor springs, and window gear 

·        Undertake Building Planned Preventative Maintenance to include statutory fire door and window checks, and other patient related items bed side lockers etc.

·        Understand fully the inter-relationship between all trades, both building and engineering.

To undertake training as necessary to ensure that the knowledge and skills base is maintained and developed to meet the requirements of current and future engineering services and changes in legislation.

 Carry out work in accordance with current legislation, codes of practice and best practice guidance

Financial management – assist in the management of  the estates revenue and capital budgets in line with delegated authorisation limits and in accordance with the Trust policies and procedures.

To be able to work overtime at short notice if available to do so, depending on the needs of the Trust.

Training & Qualifications

  • Recognised Trade Apprenticeship in Carpentry or Building or Painting
  • City & Guilds Certificate or NVQ Level 3 in Carpentry / Joinery/Painting or Building or equivalent relevant experience
  • Safe in the Use of Woodwork Machines and Construction tools

Experience

Essential criteria
  • Significant working experience in the Building Environment
  • Experience of working within a large industrial commercial environment
  • Sound Knowledge of the standard and specialist aspects of carpentry and joinery / painting and building
  • Demonstrate ability to sustain initiative and direction under difficult circumstances
Desirable criteria
  • At least 2 years’ experience in a large complex organisation
  • Acute or Non-Acute Hospital Environment
  • A thorough understanding of Healthcare Building environment
  • A thorough working knowledge of Statutory, Mandatory and best practice guidance / regulations
  • Working knowledge of Health and Safety legislation and ability to carry out risk assessments of sites and audits of services
