DSFS requires a highly motivated Estates Team Leader (Building) who will be based within the estates department at Chesterfield Royal Hospital. The role will work within the estates workshop as part of a team of circa 35 full time staff responsible for carrying out all reactive and planned maintenance safely and in line with the Key Performance Indicators agreed with the Trust. The post-holder is expected to spend approximately half of their week working on the tools and the other half dealing with supervisory items such appraisals, managing attendance, placing orders, dealing with queries from the hospital, etc.
The role would be required to participate in any future estates on-call manager rota. This would attract additional payments on top of the stated salary range. There will be regular requirements to work outside the normal estates hours (08:00 – 16:00 Monday to Friday) to manage service isolations to facilitate capital projects and hospital operations work and so a flexible approach to working hours is required.
The role will require occasional travel to our customers based outside of Chesterfield Royal Hospital, such as the community clinics that we manage for Royal Primary Care.
Main duties of the job
Managing the building team within the workshop, issuing maintenance jobs to all trades via our MICAD CAFM software.
Ensuring that all reactive and planned maintenance work is carried out to the required standard by undertaking spot checks on a minimum of 1% of all jobs completed by the team each week.
Promptly managing all staff management issues such as sickness, performance, conduct etc in line with DSFS policies and procedures.
Adjusting job priorities within MICAD where we are awaiting materials to ensure we do not miss targets whilst waiting for materials to arrive.
Placing orders with contractors for work – ensuring all work other than emergency work has a cost agreed and an order placed prior to starting.
Assist the Estates Officers to ensure PPMs for all building disciplines are kept up to date in MICAD and Zetasafe.
Constantly review how the team works to ensure we are working as productively as possible, this should include areas such as storage, what the team carry on their tool trolleys, which power tools we use etc.
Ensuring that the team are using MICAD correctly for the purposes of logging time, completing PPMs on MICAD and Zetasafe correctly etc.
Carry out annual appraisals for all team members and utilise these to create pay progression plans for the team that are in line with department’s strategic objectives.
Ensuring all staff remain up to date with their essential training.

Qualifications and Training
Essential criteria
- Degree in a related Construction qualification (or equivalent experience).
- Evidence of continuing professional development.
Desirable criteria
- IOSH.
- In date training for Authorised Person roles.
Experience
Essential criteria
- Experience of leading a workshop building team within an NHS estates department (or a similarly complex organisation such as the MOD).
- Experience of using MICAD or another CAFM system within a busy estates department.
- Experience of managing difficult conversations around sickness, performance and other sensitive matters.
Desirable criteria
- Experience of delivering training to a workshop team.
Skills and Knowledge
Essential criteria
- Able to apply strong technical knowledge to make improvements to the estates department and mentor team members as required.
- Able to read and understand reports within MICAD (or another CAFM system) and to make appropriate decisions from it.
- Knowledgeable with regards to the statutory requirements that apply within an estates department and able to reference where to find said information
- Good IT skills, able to create complex Excel, Word and Powerpoint documents and produce quality reports as required.
Desirable criteria
- Able to read and understand engineering drawings within area of expertise.
