We are looking to recruit a motivated and enthusiastic person to work in the Estates department at Royal Lancaster Infirmary.

You should be experienced, time served and suitably qualified joiner.

Flexible working hours will be required where you will assist other trades and undertake tasks to maintain the building services.

The Estates team at the RLI is part of the UHMBT maintenance services that provide maintenance to all Trust healthcare estate, building's, plant and equipment. The team at the RLI consists of Electrical/mechanical and building craft persons managed by a dedicated Estates maintenance management team.

Close working relationships are essential to provide the required core service requirements

To Install, maintain, service and repair a full range of Estates Structural, fabric components and elements to the Organisations Hospitals and other relevant properties.
Plan and complete installation improvement works across the site, including clinical areas following National, Local and Trust guidance and policies.

We operate from three main hospitals-Furness General Hospital (FGH) in Barrow, the Royal Lancaster Infirmary (RLI), and Westmorland General Hospital (WGH) in Kendal, as well as a number of community healthcare premises including Millom Hospital and GP Practice, Queen Victoria Hospital in Morecambe, and Ulverston Community Health Centre. 

FGH and the RLI have a range of General Hospital services, with full Emergency Departments, Critical/Coronary Care units and various Consultant-led services. 

WGH provides a range of General Hospital services, together with an Urgent Treatment Centre, that can help with a range of non-life threatening conditions such as broken bones and minor illnesses. 

All three main hospitals provide a range of planned care including outpatients, diagnostics, therapies, day case and inpatient surgery. In addition, a range of local outreach services and diagnostics are provided from community facilities across Morecambe Bay.

1. Liaise with Ward Managers, nursing staff and patients when working on wards, providing a flexible and safe service, communicating in a clear manner explaining the process of the work to be undertaken, including some technical terms that may need further explanation and agree a viable time scale.
2. To effectively liaise with all operatives and maintenance staff within the Estates Department including Capital services, contractors and various external suppliers.
.
3. To work on all Trust properties, clinics and wards which may contain a wide range of patients who are in need of specialist care and require their wellbeing and dignity to be respected.
4. To interpret plans, manuals, technical drawings and specifications to carry out work to a high level specification with minimal supervision.
5. To find fault, problem solve and repair defects in building structure, fabric and finishes which may include dealing with new situations as they arise, passing on this knowledge and training to managers, supervisors, other trades staff and contractors.
6. Responsible for the installation and regular maintenance of Fire doors ensuring that the integrity of the door structure is not compromised, reporting faults immediately to relevant person.
7. Inspect all fire doors, panic bars, floor springs and door closers (including SELV electrical door furniture) and other items under the planned preventative maintenance system and complete related legal paperwork in a timely manner to specific statutory national guidance and agreed timeframes.
8. Maintenance and repair of doors, windows (sashed, curved head) and ironmongery, with specialist knowledge of different locks (keypad locks, drug locks, magnetic locks, mortise and Yale lock door closers and patent door and window systems).
9. Bespoke production of office furniture, cupboards, kitchen units and clinical worktops to a high standard.
10. Repair and make adjustment’s when required to various types of Trust furniture using guidance from manufactures for example patient adjustable chairs, specialist handrails and office desks.
11. Understand, install and maintain clinical and non clinical areas to Doc M standards and guidelines across the Trust.
12. Working at various heights and in confined spaces to repair, make good and modify various different trust assets which may include knowledge of other trades.
13. To perform a range of work and tasks in specialist areas that complies with the Trust’s anti-ligature policy
14. Ensuring compliance with clinical risk assessments of high risk patients and understanding the risks involved in working in specialized and sensitive areas and potential volatile environment.
15. To be conversant and qualified in the use and maintenance of site and workshop-based machinery, various hand powered tools, mechanical equipment and safety devices (including planer, spindle molder, dimension saw, band saw and mortice machine) and all extraction equipment in line with current health and safety legislation and operating procedures taking into consideration the workplace, public and clinical areas.
16. To carry a mobile phone or PDA to provide a rapid response to any work related incidents when requested, sometimes in an emergency situation.
17. To drive Trust vehicles to collect and deliver maintenance items from distributors and suppliers in the repair of offsite premises, using petty cash or personal funds
on occasions
18. Carry out, review and create task risk assessments and follow relevant method statements.
19. In the process of undertaking daily tasks, report all defects to the Supervisor, encompassing any ways that the trust can conserve energy and save money i.e. identifying badly fitting doors and windows.
20. Ensure the security of all plant, equipment and buildings under the jurisdiction of the Maintenance Department, be aware and follow good housekeeping practice especially with tools in sensitive areas.
21. Identify any problems within the hospitals that may be of danger to staff and members of the public, and to be able to rectify or resolve the issue as soon as is safe to do.
22. Responsible for notifying the Estates Officer/Supervisor of any member of staff, patient or visitor who may contravene Hospital regulations (i.e. fire, parking, smoking, electrical equipment)
23. Actively participate in the operation of the Estates Computer LMS (Backtraq) and PDA Systems including completion of all paperwork required by the scheme for the control and completion of planned maintenance and defect maintenance items, in a timely manner.
24. Be aware of working in areas where bodily fluids, sewerage and other harmful liquids/gases and fumes may be present.
25. Follow the relevant COSHH policy.
26. To perform tasks autonomously and in isolated areas
TRAINING
1. Undertake training where necessary to learn new techniques across trade areas.
2. The post holder shall also participate in providing professional induction training of new starters, apprentices and maintenance support workers.
3. Take responsibility and provide training to contractors (e.g instructions to fit mechanical digital locks) apprentices and new staff by showing them the core values that the trust sets out in their behaviour standard framework and assist them with acquired skills that are unique to a hospital environment.
4. To participate in all training required in line with the Trust's training matrix/programme.

5. The responsibility of each employee to fully comply with all Trust policies and procedures including:- Fire Safety, Infection Control, Health & Safety at Work Act, COSHH Regulations and Manual Handling guidance and safe systems of work, Lone Worker Policy and Major Incident plan.
